Gunter, Texas – Centurion American Development Group, based in Farmers Branch, Texas, has unveiled plans for the Platinum Ranch development, a significant new residential project that will become one of the largest master-planned communities in Grayson County. Covering nearly 2,000 acres along the Grayson County Toll Road and situated less than one mile from Preston Road, excavation is set to begin in the fourth quarter of 2025.
The Platinum Ranch project is designed to serve as the premier residential community in Grayson County, complementing Centurion American’s earlier acquisition of Taylor Ranch, a 500-acre site in Gunter purchased in 2022. The goal of the development is to support the growing population and meet the increasing demand for quality housing in the area.
Brokered by Rex Glendenning of Rex Real Estate, the strategic importance of Gunter in regional development has been highlighted. The funding for the closing of Platinum Ranch involves notable lenders including Ubank, Liberty Bankers, and Chambers Bank, showcasing the financial backing and collaborative effort put into this project.
Platinum Ranch is set to feature approximately 4,200 single-family homes supported by educational facilities within the award-winning Gunter Independent School District (ISD). The development also includes 29 acres allocated for residential villas, with zoning that allows for up to 290 units. Additionally, 277 acres will comprise mixed-use developments, which will encompass commercial spaces and a maximum of 3,000 multi-family housing units.
In terms of green space, the community will encompass 223 acres, which will include a community park and several planned amenity centers. The development is designed to promote outdoor living, featuring several lakes that are integrated with the property. Plans are in place to enhance these lakes with parks, trails, and various open-space amenities that will contribute to the community’s overall appeal.
Centurion American, under the leadership of CEO Mehrdad Moayedi, has shown a commitment to the Gunter area since 2012, particularly with the expansion of The Bridges at Preston Crossings. The development of Platinum Ranch is perceived as a significant milestone for the Gunter community, potentially establishing a template for future growth along the Dallas North Tollway.
Since its inception in 1990, Centurion American has developed over 200,000 single-family lots across North Texas. The company’s developments have garnered recognition for incorporating desirable amenities, such as parks, golf courses, walking trails, and access to quality schooling and shopping, aligning well with the needs and desires of modern families.
The Platinum Ranch development is poised to not only meet the residential demand in Gunter and the surrounding area but also facilitate economic growth through its planned commercial spaces and community amenities. As the city continues to grow, this project aims to enhance the quality of life for its future residents.
